Brief History:
The home was built between 1810-1818 by William Irving (Irvine), the house was named "Hartwood" - "Hart" being old English for deer. Bricks for the main house were both "ballast brick"-taken from ocean-going sailing ships arriving in Falmouth harbor and on-site. The original Irving estate was over 5,000 acres. William Irvine was an Irish immigrant.
Hartwood’s house and barn were saved from demolition in 1972, during the widening of Route 17, by Virginia Governor Lynwood Holton, after a last minute appeal by the Historic Falmouth Foundation and the Virginia Landmarks’ Commission. Former owner, Charles E. Hudson renovated the home from 1976 until 1985.
From October 1862 to May 1863, the house was occupied by Colonel William Averells’ 3rd Pennsylvania Cavalry (the “Keystone” Troopers”) and was used as a Union Cavalry picket headquarters. During this time, two “skirmishes as Hartwood” were recorded in both Union and Confederate reports (O.R.). In November of 1862 under the command of Confederate Colonel Fitzhugh Lee (cousin of Robert E. Lee), the house was captured with 9 Union dead and 125 Union captured. Lee retreated back across the Rappahannock four days later taking his prisoners with him. Five months later, in March 1863, Confederate Cavalry Colonel Wade Hampton repeated Lee’s earlier success by capturing and re-occupying the house for a short time.
The eighteen-year-old grandson of Hartwood owner William Irving (Irvine) enlisted in the 9th VA Cavalry in 1861. In November 1862, home on furlough, young Irving was captured by the Union Cavalry and was tried and convicted as a spy – being technically behind enemy lines at that time in civilian clothes. Union fevers were high as they had just been disastrously defeated at Fredericksburg (December 12-14) with 12,700 Union casualties.
He was sentenced “…to be hung by the neck until he be dead…,” sentence to be carried out December 21, 1862. Appeals to the Union Commander Burnside by his family and sweetheart failed. But on December 19, 1862, Union Commander Ambrose Burnside received a letter from General Robert E. Lee, Commander of opposing Confederate forces and the boy’s death sentence was commuted. He went on to serve the Confederacy throughout the war.

Privacy, serenity, and a land opportunity like few others awaits in Stafford County! The 69 acres and stunning estate at 45 Bowling Farm Lane have been under a single family’s ownership for more than four decades and is ready for its next exhilarating chapter.

This highly sought land boasts rolling pastures, lush timber, and development opportunities aplenty. Among the long-time owners’ favorite features is being able to sit and listen to nature from so many different parts of the land, never having manmade sounds interrupt you. Amid the periodic seasonal springs, it is not uncommon to find deer and turkey roaming the grounds and, up above, bald eagles soaring by.

The area – certainly inclusive of this property – is rich in Revolutionary and Civil War history. Through the years, the owners have found musket balls, bayonets, and more timeless relics. The bulk of 45 Bowling Farm Lane is wooded and ready to be explored and maximized.

A private drive winds to the current residence anchor, which is approximately 1/3 of a mile off the road. A cleared homesite emerges and there is a vast 15-acre field in front of a stately brick-style residence. Off the home is a hill that is primed for sledding memories come wintertime.

Outbuildings include a detached two-car garage with a fully equipped apartment on its upper level (added in 2010!), complete with kitchen, bathroom, and more. There’s also a separate barn with water, power, three stalls, a feed room and office. Additionally on the equestrian front, there is a paddock area and designated ring area that was cleared at one point.

The brick rambler home was built in 1978 and has been tastefully remodeled through the decades. It boasts four bedrooms and three full baths – note that two of the bedrooms are oversized, equating to two primary bedroom set-ups! Among the home’s highlights are its gleaming hardwood floors, open kitchen, living room with wood stove and panoramic vistas of the outdoor landscape, expansive great room, and cozy back porch. In the words of its owner, “it has a true homey sense to it.”

Location-wise, this spot provides an incredible gateway to the broader Fredericksburg region. An incredible four I-95 exits (Route 17, Centreport Parkway, Stafford and Route 610/Garrisonville Road) are within a 25-minute drive, with Downtown Fredericksburg being 30 minutes southeast. You can be to Quantico and Culpeper in 35 minutes, too.

The home is serviced by Stafford County Public Schools, with Brent Elementary, Thompson Middle and Mountain View High School as its designated learning institutions.

Opportunity abounds at 45 Bowling Farm Lane. To experience its magic, book your showing today! $1,390,000 ACTIVE
